THREE BASIC ROOF CLEANING METHODS

We highly recommend moving all things inside house or 30 feet away from the house that can die, break or discolor.

First and foremost we observe the house and surrounding areas. When we are cleaning roofs we will take pictures of the whole roof and some surrounding areas. We will only let homeowners know if there are any major concerns with badly busted tiles or any of the decking or underlayment showing on Roof. If
asked we can let them know overall our thoughts and a count of tiles that are broken. We will not see every tile as this is not our main focus. It is very common on an average size (2,000sf) roof to have 5-7 broken, cracked, chipped or slip tiles without anyone ever being on it. We will do our best to move any pieces of the tile back to their matching part. Many Pressure Washing companies have a bad rep of breaking tiles because they don’t educate the owners and do not take pictures to show or tell them. Most roof tiles are cracked or broken due to time, Mother Nature, settling & some are due to the lack of care when poorly installed.

Method # 1  –   Pressure Washing

We will use a Surface Cleaner on 98% of the roof for more of an even constant pressure and then use a wand or our dual lands guns for touch-up or edging. All of our pressure washers are set at a steady PSI of 3600. This will not blow tiles apart or break them. Our dual lance’s can be fully adjusted to where we can spray gently on skin to taking off paint. Of course taking off paint or using very high pressure are only as needed and are rarely used. After pressure cleaning the roof, rinsing out the inside of the gutters and making sure the downspouts are unclogged and flowing freely. We will then spray a very light chlorine solution of 15 – 20% on the roof to lighten up anything leftover. We will clean up any mess we may make during the cleaning process of the roof. This being parts of the exterior, driveway and walkway, cages, decks and anything else that make it dirty.

Method # 2 chemical washing – chemical cleaning – soft wash – non pressure roof cleaning.

All four types are the same. The two basic and common ingredients used to clean would be 50% chlorine and 50% water. The percent will be mostly determined on how moldy the surface of the roof is. This process will need two to three people on the job site. One person on the roof spraying the chemical and one to two people on the ground constantly watering things down. Having gutters around the house is a great thing to have in this cleaning method. We can set water hoses in the gutters and let the water dilute the chemicals flowing down. After the whole roof is sprayed with adequate dwelling time we will then rinse the whole roof down thoroughly. Using a high percent of any chemical may run the risk of plant life getting shocked or even dying. We will do our very best to prevent this from happening. If we feel like this will not be a good idea for this cleaning method we will not clean your roof. Even with all the watering, covering things up and paying close attention it’s just too high of a risk we don’t want to take. We have a high reputation and plan to keep it this way.

This method is the # 1 choice for cleaning. Wet & Forget is a biodegradable, non-caustic, non-acidic and contains no bleach / chlorine.

For Example The age, type, size, color, soiled, pitch of your roof, whether you have or do not have gutters, plant life, If the run off is going into a water source, how the weather is or going to be, Etc.
